Primary Use Case

Bill Savings

Sandy South Towne Corporate Center consists of two Class-A office buildings owned by Cumming Capital Management and managed by Fort Street Partners. The campus is home to financial and professional services tenants who depend on stable building operational costs and reliable electrical infrastructure. Since acquiring the properties in 2025, ownership has focused on maintaining a strong tenant experience and efficient building operations — but recurring power quality issues were putting both at risk.

Challenges

  1. Voltage instability during peak demand caused rooftop HVAC units, tenant computer systems, and communications equipment to shut down unexpectedly
  2. Unplanned shutdowns increased maintenance costs and created frustration for professional and financial services tenants who rely on uninterrupted connectivity
  3. Ownership wanted to adopt zero-emissions energy infrastructure that would enhance the property's appeal to sustainability-minded tenants

Solutions & Outcomes

  1. Torus Spin corrects voltage swings in real time, keeping HVAC units and tenant systems online during demand spikes
  2. Grid-supporting energy infrastructure stabilizes voltage and frequency at the building level, reducing strain on the local grid
  3. Torus Lasso gives Cumming real-time and historical visibility into electricity use, making demand charges predictable
  4. Two custom-sized Torus systems — one per building — deliver an estimated 17% average peak demand reduction across the campus

A model for portfolio-wide energy resilience

Cumming expects the Sandy South Towne deployment to reduce equipment shutdowns, lower HVAC maintenance costs, and make demand charges more predictable across both buildings — with an estimated $34,100 per year in combined bill savings and credits. Those same challenges exist across every Class-A property with tenant-sensitive operations and aging electrical infrastructure. As the deployment matures, Cumming has a clear path to extend Torus across additional properties.

"We certainly hope that Torus can help us with our power quality issues so we aren't fixing HVAC units as often. We have other property management companies calling us who are interested to see how this works for us as well."

— DJ Bruhn, Senior Property Manager, Cumming Capital Management

No capital cost through the Wattsmart Battery Program

Each system was custom-sized by Torus engineers to match the building's load profile, and Cumming's participation in the Rocky Mountain Power Wattsmart Battery Program gave them access to special pricing — with $0 in capital cost.
